Why it matters

An asset manager with several independent hotels gets a different report from each one, in a different format, on a different day. Comparing them is its own job. Worse, the leaks that matter most sit below the level any monthly package shows: a channel that cancels far more than direct, a Saturday priced like a Tuesday, folios nobody chased. One nightly standard on every hotel means every property is checked the same way, and you spend your time on the calls, not on assembling the numbers.

How it works

  1. Connect each hotel. Each keeps its own data and gets the same nightly watch.
  2. It learns each hotel and its market. Booking curve, comp set, local events, channel cost, costs and profit.
  3. It runs 50+ money checks per hotel, every night. Rates, folios, payouts, commission, channels.
  4. It flags what moved. A channel cancelling more than direct. A night pacing ahead but priced low. Folios unpaid.
  5. It keeps every change on record. Before, after and why, read back from the PMS.
  6. It writes reports owners read. Numbers first, done in two minutes.

A worked example

Sample property: The Wildflower Inn. The Wizard flagged that Booking.com bookings cancel at 2.6 times the rate of direct bookings.

  • How to read a number like that (illustrative math, not the sample's actual rates): if 26 of every 100 Booking.com bookings cancel and 10 of every 100 direct bookings do, Booking.com cancels at 26 ÷ 10 = 2.6x direct. The suggested move: tighten that channel's cancellation window. The owner decides.
  • Same night, same hotel: Saturday pacing +9 with Harvest Fest in town, recommended at $227; and $1,140 unpaid on 6 folios, ready to chase. Three findings, one feed, each with its dollars.

At a real hotel: Forest Springs Resort, 29% to 79% occupancy, prior owner to July 2026.

What it doesn't do

  • It doesn't average your hotels together. Each hotel keeps its own data and is judged against its own pace.
  • It doesn't change a channel's terms for you. It tells you which channel costs more and why; you or the hotel make the change.
  • It doesn't overwrite owner decisions. It works inside each hotel's floor and ceiling.
  • It doesn't hide an unreadable number. If it couldn't check something, it says so.

Questions asset managers ask

Can I connect more than one hotel?

Yes. Each hotel gets the same nightly watch and keeps its own data.

What does it read?

Your PMS, channels, payments, reviews and comp set, read together.

How do I audit what it changed?

Every change is logged with before, after and why, and read back from the PMS.

Which PMS systems work?

Cloudbeds reads and writes rates and minimum stays. Hostaway is in beta, reading reservations and rates. Mews is in beta, read only.

How is it priced for a portfolio?

Per room, per month. Quoted on a walkthrough.

Every night it finds the money, acts, and proves it.

30 minutes on your own numbers. See what it would have caught.
